If your project falls under the category of Permitted Development we recommend that appropriate planning drawings are submitted to the Local Authority Planning Department (LAPD) to obtain a Lawful Development Certificate ( LDC ). This will give you peace of mind as well as official documentation for Building Societies & House Insurance – it could also be very relevant when you come to sell your property.
Often projects do require Planning Approval for which a Full Plans application is required to be submitted to the LAPD. An application usually comprises a Planning Application Form, sometimes a Design & Access Statement + drawings which would normally include – Location & Site Plan, Existing Plans & Elevations, Proposed Plans & Elevations & project visuals.

We submit your application on-line via the Planning Portal and it typically takes 2 weeks to be validated after which the LA are required to determine the application within 8 weeks. During this time the LA will give notices to your neighbours & possibly to other interested parties such as the Parish Council for consultation. We conduct on-going liaison with the planners in order to guide your project through the Planning process.
Hopefully your application will receive approval which is valid for 3 years from the date of the issue. Your approval will often have conditions attached which must be complied sometimes requiring attention before construction of the project commences.Planning Appeals
