Guide Costs

These are guide costs to give you an idea of our economic plans service charges. Each project is different so we quote & confirm on an individual project basis so that you are completely clear about our design costs, stage by stage, and can plan your budget accordingly.

If you know already in principle what you want to do you can complete our Contact Information Form enclosing external photographs of your home and details of the size and scope of your proposed we can, usually after a telephone conversation, give you design costs which we can confirm by email. Preferably we can give you this information at a free Consultation meeting.

Contact 

One cost aspect that cannot be quantified at the start of the project is structural calculations which are carried out by a structural engineer – typically this costs between £350 – 450 dependent on the scale and type of project. On knowing the final design with basic construction information we are then able to give firm costs in writing.

We are not VAT registered therefore we do not charge VAT on any of our work.

 

Guide Project Charges

 

House Extensions

Concept Design only£450.00

Planning:  Certificate of Lawful Development £500.00  Full Householder Application – Single storey £550.0, Two storey£600-700 depending on complexity of building.

Properties in Conservation Areas or Listed Buildings will have additional costs.

Included is: Site Survey, Concept Design 3D Model, Visuals + Flyover movie/Web interactive view and  Planning submission documents. Does not include a digital site plan £20.00

Building Regulations – £500-700.

Included in Building Regulations is all construction detail drawings + drainage, glazing calculations & consultations with structural engineer. Does not include hard copy drawing duplications for submission & contractors.

House Remodelling

Concept Design only – starts at £500.00

Planning – one or other of the following is required:       Certificate of Lawfulness – £600.00 or Full Application – starts @ £700.00-900

Attic & Cellar Conversions

Concept Design only – starts at £400.00

Planning –  Full Application ( if required )  £600.00

Included in Planning is Survey, Concept Design, Planning Drawings &  Design & Access Statement and submission documents. Does not include a digital site plan £25.00

Building Regulations  £600.00

Included in Building Regulations is all construction detail drawings + drainage, glazing calculations & consultations with structural engineer. Does not include hard copy drawing duplications for submission & contractors – allow £20.

 

Party Wall Agreement

– £40.00 + Drawing prints

Building Quotation Documentation

Contractor Letter + Brief Work Schedule – £150

Statutory Fees

All statutory Fees payable to your Local Authority for Planning & Building Regulations are charged separately at the appropriate costs levied by them.

Planning

Currently the domestic planning fee levied by the LA is £172.00 ( there is no VAT charged).

Building Regulations

A Building Regulations fee is generally levied in two parts – the first part which is paid with the Full Plans submission and the second part which is paid on completion of site inspections to Building Control Body. The LABC will send the owner of the building a fee statement for which VAT will be charged – the amount of the fee varies depends on the LABC, or approved inspector, and the type and scale of the project but typically is around £250 – 600 + VAT. We inform you of the sums involved prior to submitting for Full Plans approval.
