At construction stage all projects are required to comply with the current Building Regulations – there are two different routes to complying with Building Regulations – Full Plans and Building Notice for which a verification process and inspection is carried out by a Building Control Body – either the Local Authority Building Control ( LABC ) or a private Approved Inspector.
A Full Plans submission is the recommended method as construction drawings & details are submitted and formally vetted and approved before construction commences. A fee, levied in two parts, will apply; the first for Full Plans submission and the second for Site Inspection – the amount of the fee varies dependent on the type and scale of the project.
Plans4 undertake the ‘full plans’ submission process from preparation of Building Regulations construction plans to submission. A structural engineer will be required to provide structural calculations for steel beams, stanchions, structural timber members, etc – we inform you of this cost before any of our building regulation construction design work is commenced. The engineer’s structural calculations and any structure detail drawings are also checked by building control as part of your application.

At construction stage Building Control will carry out inspections of the building work while it is in progress until the project is complete and approved at final inspection upon which they will issue a Completion Certificate. This document is very important as it often required by your mortgage company as well as well as your house insurers. It is also an essential requirement when you come to sell the property.
